Bathroom remodel—how much to expect to pay?

Anonymous
Very preliminary stages of planning, haven’t even made calls but wondering what to expect when we do.

Your basic, simple 5x8 spare/guest bathroom with (metal) tub/shower, toilet, sink. We plan on having them gut it to the studs. The finishes will be very basic: tile on shower walls and floors, but basic, nothing extravagant. There is one small light fixture (I already found one I like for $75.)

Just curious what a rough estimate might be.

I’ve been quoted $30-40K.

Where are you? Bethesda will be a premium added on. Are you going with a big company or word of mouth local contractor? Permits?
We did our kids bathroom 4 years ago for $18k Didnt move anything but converted shower to tub. Local small crew and i bought all the stuff myself including the custom vanity from a local bath place.

You chose an incredibly expensive vanity, then. That’s not normal.

DP. Mine was $800 and I thought that was a lot.

How big and what material? Different PP but my vanity was $3500 from a cabinet place.

Not sure how big, but it’s a double sink vanity maybe 12’ long with lots of drawers and a 6’ tall tower. Doors are soft close and wood but inside appears to be mdf. I’m sure I got ripped off. I used a designer.

Expect around 12-15k for labor, maybe slightly less if there's no plumbing involved.

Your tile can be super cheap if going with basic white porcelain, like $2/sq ft. Midrange is $10/sq ft.

You can get a great vanity from Ikea for $500-1000. Depending on the type of vanity you get you might need some plumbing changes (to recess it into the wall) if you want to have fully functional drawers. I had to do that for mine and it took only about half a day to change the plumbing, so not a huge deal.

Everything else isn't all that expensive.

Are you planning to replace plumbing -- the shower valve and controls etc? Do you have any trouble with the diverter? (When you turn on the shower the tub spout keeps running?) That's a sign that the internal mechanism is worn out and needs to be replaced.

Around $25-30k.
