We’ve been looking to buy in Bethany for awhile but close to giving up and looking elsewhere because it seems like prices from 2020 to now have almost doubled. Yet, many of these properties seem to just be sitting. Are people actually buying at these crazy prices? Example, who would buy a one bedroom at Sea Colony that sold for $335,000 in 2020 and is now listed at $619,000?

Just rent. Some of those sea colony units are really cheap to rent (including oceanfront).

We have a house within town limits and the issue is supply and demand. Very limited supply and high demand. There are lots of benefits to being in town.

Bethany is also getting a lot more interest as Rehoboth is getting louder, rowdier, and drawing some unsavory crowds. It’s quiet, laid back, and very family oriented. Location is great and easy to get to Rehoboth and Ocean City.

I don’t know much about Sea Colony and condos. Now if you go 1 mile inland, lots of places being built and for sale. Like anywhere else, it’s all about location and supply and demand.

I don’t see prices coming down. Pre-covid you could buy a brand new 3 bedroom house inland for the low $200ks and now the resale is in the mid $600k+!

Honestly, the over-construction inland has created overcrowding. And the beach has eroded dramatically. Unless you can afford oceanfront or ocean block in north or south Bethany, I’d pass.

I’ve been going to the DE and MD beaches my entire life and remember how awesome Bethany used to be. Now I prefer Fenwick—it’s truly uncrowded on the beaches.

Sea Colony: if you think the price is outrageous, wait until you see the hoa fees.

OP here and yes, this is the price increase I’m talking about! We’ve been going there for 20ish years and should have bought 10 years ago when we first considered it. I do look at Fenwick too and agree it’s less crowded, but even those prices are way up! And not sure if that will also be under water. Maybe I just need to give up on this dream entirely.

BTW most of those houses are grandfather into lower flood insurance rates that under Risk 2.0 are rising at 18 percent a year till reaches full risk rate which could be high.

I bet some houses not elevated and closer to water will be cheaper in 3-5 years. But won’t be a bargain if having to pay high insurance prices
