House with master over the garage

Would you do it? Entire master suite is over the garage.

Is it a dealbreaker? Not necessarily, but it's not something I'm seeking. The house would have to check a lot of other boxes.

I lived in a house like this and it was cold in the winter and hot in the summer. We could never get it the same temp as the rest of the house. If we had been planning to stay longer maybe we would have installed more insulation. This was a generic 1980s Ryan Home. Something custom built may be nicer.

We have a custom addition and the master over the garage is very nice. It has its own HVAC and its own tankless water heater. I worried about hearing the garage door late at night, and even had the inspector open and close while I was up there. It definitely made a noise and I was worried it would wake me up, but it was daytime and I was listening for it. Now I sleep through it.

I have been living above a garage for 5 years and it’s only about 2 degrees colder than the rest of the apartment and also the door which starts opening around 6am is really loud but you get used to it.

Where do you put the insulation, in the garage? Is that expensive?

I'm sitting in an office right now over a garage. It is fairly loud when the garage door opens and closes. It's fine for an office, but I don't know if I'd want that for a bedroom. I'm a light sleeper, and it would definitely wake me up.

Well, I am the only adult, and there’s a driveway, so waking me up wouldn’t really be a factor. I’m thinking more about the temperature issues.

You can always tack up some rigid foam insulation to the garage ceiling. Being too warm in the summer would be my only worry. I don't sleep well in a warm bedroom.

If it's properly built a room over a garage should be no less comfortable than a room anywhere else in the house.

That said, this is a detail builders mess up all the time. In general, most builders see insulation and air sealing as an unnecessary annoyance.

This is a doubly bad idea. The boundary between an attached garage and a house needs to be fireproof, because you're storing gasoline in the car. Foam is extremely flammable, it needs to be covered by a fireproof covering when used in houses. So you're taking what's supposed to be a fireproof barrier and putting a highly flammable substance on the outside.

It's OK if the foam is inside the fire-rated drywall.

My master is over the garage. I’ve been here for 5 years.

I don’t understand what the issue is. Temperature control? What’s the problem everyone is having. With the bedroom over the garage?

Many rooms above garages aren't well enough insulated at the floor.

We had a bedroom (not the MBR) over the garage, and the floor was cold in the winter. The noise from garage door wasn’t that bad, in our case, but that could also be an issue.

We did an addition over the garage and paid for spray foam insulation and air sealing between the upstairs and the garage. The rooms above keep their temperature fine. It would be relatively easy to do in an existing house although you'd have to take down and replace the drywall ceiling in the garage.
