House ticks 90% of our boxes, but it is on a smaller lake next to the lake we want- worth considering?

We've been looking for a lake house for about a year now. One just came up this morning that ticks 90% of our boxes, but is on the very small lake next to the big lake we want to utilize.

Wish list:
-3 bedrooms with an additional space to WFH
-Walkable to beach
-Fenced in
-2+ car garage to store lake toys
-$400k or under
-Want to be at one specific lake bc I grew up going there and my sibling and my best friend each have lake house there and our kids are all the same ages/we have a ton of family fun all together

This house:
-3 bed plus loft
-Fully fenced in corner lot
-2.5 car garage plus 2 sheds
-$215k(!!)
--5 min walk to a beach on a much smaller lake next to the lake we want, 8 min drive (golf carts/ATVs/snow mobiles permitted) or 20 min bike to the lake/beach we want and our friend/sister's houses

Would you consider it? Everything flies off the market in 1 or 2 days.

I say go for it but consider the following questions. Do you have a boat or will you get one, and will you then regret being limited to the smaller lake instead of the big one? Or is there access to the bigger lake? Or a place on the bigger lake where you can keep a boat?

How small is the lake compared to the lake that you want? If you want boating and the small lake is too small, then I'd pass.

Will you be constantly moaning that you're not on the same lake as your relatives?

Driving is a lot different than just hopping on your boat to cross the lake to your relatives' house. Will you be spending all your time on the bigger lake / will people not want to visit you on the smaller lake?

Small lake might be better with young kids, tho.

OP here- we currently just have a fishing boat but would like to get a pontoon. The lake is VERY small- 90 acres and really just has the one beach that has a playground (our kids are little right now), a little pub that serves food, and then is used for fishing, kayaking, paddle boarding. The bigger lake is 500+ acres and we would have to get on the waitlist for a slip on the big lake which is about 2 years right now (it used to be 15 year wait when I was a kid). The bigger lake has several sand bars for hanging out, water sports, 2 beaches, 2 parks, a few cafes and bars you can boat up to, etc.

Honestly I’d sit tight. You know what they say: location location location.

Maybe buy it for a while and gain some equity to move to the bigger lake eventually?

I would wait for the place you want to be. You can modify a less than perfect house but you can’t change a less than perfect location.

Wait it out and get the location you want. Doesn't sound like the vibes are comparable. Any chance you can get on the waitlist now for a slip?

This. Assuming your wishlist is reasonable for the right lake, I’d wait. You can always rent until the right place shows up.

90 acres??!! That’s not even a pond. I highly doubt a wake is allowed and if it is you’re going to have flooding issues.

I can’t answer because I’ve never been to a lake but I would give up a lot to be beachfront. I hate packing a golf cart to go to the beach.
