Negatives: Expensive. High interest rates. Average, at best, curb appeal. Tiny lot. Meh-looking development. In the suburbs of Frederick (too far out from DC).


It's not a terrible home by any means and seems nice enough to make *someone* pretty happy with it. But there are plenty of reasons why a neutral buyer would reject it, so I think it'll take a price drop to find a taker.

So I'm paying almost a million in this economy for a house in the middle of nowhere that charges a $110 per month HOA and the HOA fee doesn't cover at least one utility. Pass.

That community is right on top of each other. In that region, if you're going to be right on top of each other, you might as well be in the Villages of Urbana where at least you can walk to the gym or the coffee shop.

But that homeowner seems to think Lansdale is the same as the top tier neighborhoods, like Windsor Knolls, or Days Range, or Whiskey Creek.

The kitchen doesn't look dated to me, but the bathroom counters look like they are from the 80's, which is odd because this house was built new in 2016.

Also, who is paying for a $1M house with at least a 1 hour commute to DC?

Southern FredCo. It's actually a desired location for people in MD.

The fact that people outside of the 4 corners don't really know about is part of the appeal, tbh.

We live in Ijamsville. Great schools. Lots of acreage. Quite and peaceful. And an incredible view of Sugarloaf mountain from our backyard.

Agree with all the others that the price is too high.

But as a resident of that area (but not that community), I can't blame them for shooting for the moon.

Lots of home that are over a 1 million close (like this, for example: https://www.redfin.com/MD/Ijamsville/2967-Brubeck-Ter-21754/home/113521625)

So I see why they tried to sneak in at under a million.

But definitely over priced for that community
