RIP Florida real estate

Florida wind insurance renewal increased 400%

We live in an 8 unit condo and just found out our wind insurance is going up over 400%. This will cost each owner about $10k/year, doubling our monthly maintenance fee.

Florida condo law states we must have this insurance otherwise we would all vote to drop it.

Is there anything that we can do or is this the new reality for Florida condos?

Good lord. Well, if you choose to buy in Florida, you have to pay for it.

Your subject is totally and completely misleading. I was expecting to read something about the sudden decrease in FL home values.

You must be new to the internet. How cute.

Wind insurance is just one half of the insurance you need for a hurricane. Still need to pay separately for flood insurance policy.

Fascinating data:
Florida is the top insurance loss market in the country according to 2022 data. Insurers lost $67 billion, the largest number in the country, even eclipsing California. Also of note: Florida only has 22 million citizens, while California has 38 million (1.7x more people)

On a per capita basis, Florida blows away all other jurisdictions. Because the losses are five times larger now when a disaster hits, and the disasters hit too often because no one except California gave a sh#t about climate change - twenty year events are now occurring every other

Loss per capital:
Florida - $3045.
California - $1657.

I get that the overwhelming sentiment on this board is to hate on Florida and on the political stuff I generally agree.

But this is bad.

Florida has been a bad insurance risk for decades. Even in the 1980s, the State of Florida was begging insurance brokers and companies to write business in the state.

nobody cares, old people and military members will keep moving there because of no taxes.

If you are 50mi inland, you will not likely have flooding due to hurricane. All you’ll have is wind (and everybody in your city.)

All insurance companies should bail out of FL. They are driving up rates for the rest of us. The state can create their own insurance program and manage it themselves.

Snore. Haters have been saying nobody would stay in FL because X, Y and Z for a century. I can't wait to go!

They are idiots. At least my taxes pay for services. These clowns are paying the equivalent “tax” in the form of insurance premiums….and have nothing to show for it.

Except for a house and a state they want to live in. Isn’t that what you get?

It lasts until the condo building falls down. Then there’s no house and no living.

That’s what happens when you live to avoid regulation.
