I've done it before. Called an informational inspection. Nothing revealed in the inspection could be used to get out of the sale

Most contracts have a provision where they can sue you to make the sale happens.

Mine says if I do not follow through their damages are limited to the deposit.

How much of a deposit did you put down if you’re willing to lose it? If we lost our EMD it would seriously impact our home-buying prospects.

We had a buyer do one on a house we were selling. Even though it was informational they came back asking for repairs. We said absolutely not. The buyer had a crappy agent and didn’t understand what an informational inspection was. Not my problem. We eventually closed and made none of the repairs they wanted but the buyer was a PITA

This is exactly why the seller should not allow it. Buyers should have an inspection contingency if they want to do an inspection before closing.
