Time for an AU Park price drop!

This house IS nice, but it's been on the market nearly a month, and I'm not sure the location justifies a $2 million list price: https://www.redfin.com/DC/Washington/5109-44th-St-NW-20016/home/9957182

Of course, now it'll probably go under contract just to prove me wrong, but... seems like an indicator that things really are slowing down.

$12K per month is an insane mortgage payment. Probably could've received this price if they listed back in prime spring selling season.

That is not AU Park. That is friendship heights. Which is why it’s not selling at that price.

Not really OP. It's been on for 3 weeks, give it a minute. It was listed during a time when people were tying up the loose ends of their summer and getting ready to send their kids back to school.

OP may have the neighborhood wrong but is correct about the price. That is not a 2 mil home.

I was responding to OP saying its time for a price drop because it's been on the market too long. Could be that the price is too high, or maybe not. But 3 weeks at this price point + end of summer, not surprised it's been sitting.

I don't think so. They live closer to the current bus terminal than the old L&T site. I don't imagine moving the terminal will have much of an impact.

I understand. I think even in spring this one is at least 100k over.

Still a crazy price. I live nearby and wouldn't dream of paying that much (for my house or for this one).
