20854- is this WAY overpriced?

This is the neighborhood I grew up in, so sometimes out of curiosity I look at homes for sale, and I'm over that way occasionally since my parents still live there. Maybe I'm naive, but this seems overpriced by like $500k!! It doesn't look like it has been updated since it was built in 1969 (similar to my parents' home lol).

Yeah this house needs to have some walls taken out and upgrades on everything. I think a million, 1.2 sounds fair considering the work that needs to go into it.

Yes overpriced but Copenhaver has a reputation for being rich & snooty so someone will probably pay it to get access to their "exclusive" park.

If the owner is reading this, time to have the estate sale before you put the house on the market. Some houses you can just smell by looking at them - I think it must be the old furniture.

Pretty dated and not an open floor plan Kitchen has cherry cabinets which were fancy back in the day. Nice lot. Needs a lot of updating. More like a $1.1M house.

Super dated and the kitchen just makes me feel sad. It is massive, I'm sure they are hoping that pushes the price up. The problem is that it also pushes up the cost of renovations -- there's so much work to be done.

That house has been really expanded at some point to be 6,000 sf

You couldn't find a more boring house! It needs dormers, or a front door covered porch. something. I think it's over-priced by about 9 months. You could have probably gotten this price in late 2022 but not now. Should be priced around $1.3M

A front covered porch would go a long way. It's what I would call good bones, but still a bit over priced.

Less than a third of an acre...in POTOMAC (where land is plentiful) in that condition...

Under a million.

The sellers are delusional.

I live right by here and this definitely will go for over a million. 70s split level homes in this area go in the 900s. It needs work but it backs up to Copenhaver park which is gorgeous. They should have cleared out all the old furniture and had it staged before putting it on the market. I think $1.2-1.3 is a more likely selling price.

Meh. It's been decluttered so people can see past the existing furniture. Staging doesn't seem necessary.

That's delusional. Under $1M? You don't know the area, or you haven't looked at home prices in the last 3 years. Heck, even 5 years ago this house would have gone for over $1M! This is a $1.3M-$1.4M house, currently priced too high.
