Take care of all water/moisture issues ASAP, and do as much preventative work as you are able. Clean your gutters regularly, grade your yard, check nearby drains, etc.
Water is life. But for homeownership, it can also be a nightmare. |

Don't wait to do repairs. Issues can get much worse with time.
Hire a good contractor and know who they are sending (did you set up the appointment with someone who has 30 years experience, but he's sending a new person he just hired with no experience? Maybe a seasoned contractor is coming with an apprentice who instead is going to do all the work?). For the more important projects, do YOUR research so you know how to check in on the work. Some contractors are not trustworthy and may rush things because they want to get the work done, don't want to go out and get the right parts, etc. Knowing a little about how the work should be done will help you make sure it's done right. |

Create a binder and keep records of everything you do -- from pest control to major repairs. I've had mine for over 20 years and it is constantly useful in finding vendors, remembering what was done and when, and looking up model numbers/materials.
There are also log books you can get online that help you plan routine maintenance -- I have one, but I will admit I don't follow it as much as I should |
