| If the home is priced appropriately and is in fantastic shape, is it too late in the season to list? We are moving out of state and hoping to get the house listed now and sold before school starts. Too ambitious? |

| Not at all. Listing in the shoulder season will bring out only the serious buyers, not the lookie-lous who are bored on a Sunday afternoon. |

| A lot depends on your specific home and market. There are serious buyers any time of year. If your home is desirable and the homes in your area are holding their value, then it's a good time. |

Definitely not too late. We bought during the summer 2 weeks from today. Inventory was slim because people were worried that it was too late. Competition was fierce among buyers because I think we were all serious and ready to pounce.
If your house has extremely weird issues, then no, you don’t want it to sit right now and have a bad listing history when you relist in the spring. Otherwise, list. Our house wasn’t perfect but it was move-in ready and in a great neighborhood on a so-so street. We felt lucky to squeak in. |

That’s encouraging. Our home is well maintained, built in 2014 by a great builder. Neighborhood is very family oriented and safe. We are hopeful it sells quickly. Our last home sold in one day. But that was 2019. |
