Delusional spec house pricing

Anonymous
This is nuts, over priced by nearly two million: https://www.trulia.com/p/dc/washington/5416-nevada-ave-nw-washington-dc-20015--2090348036?mid=3#lil-mediaTab

Also, what is up with three bedrooms (two of them tiny) in the basement? How many live-in staff do you need in a ~4k sq. ft. house?

Hard to judge without pics.

It might be a LITTLE overpriced (hard to tell without photos), but brand new house in Chevy Chase DC? Yeah, you're not getting that for under $3 million, less alone $2 million. It's not 2019 anymore.

It's going to be high end and has an elevator.

This is a house for a family with 2 kids. The basement bedrooms are guest spaces and offices.

I agree with you it's odd for this house to only have 3 bedrooms above grade. On the floorplan, the open spaces on floors 2 and 3 seem wasteful - could have had more bedrooms upstairs.

Not too fond of the open spaces going up, but it does keep the top bedroom from being too isolated from the kids!

There’s a house like this coming on the market in Woodley park soon. Almost all the square footage is entirely in the basement.
