Prices have historically been lower in much of DC (Northeast and Southeast especially) because of racism. While they have risen lately, they're still not as high as in NW and Montgomery County and Arlington areas with similar distance to downtown because people are racist and don't want to live in areas that are a majority people of color.

White people moved out in the 60s as part of white flight. Now they are moving back in.

What part of this is shocking? Not getting your (faux?) surprise.

Overly simplistic. Who do you want to come in and buy in this area thereby driving the housing values up? Do you want white people to come in? You would then call that gentrification. Property values are lower in this area not because of the color of peoples skin, but because of everything else (schools, safety, walkability, grocery stores).

I'll go ahead and say it. What NE and SE need to do is encourage the gay real estate market to come in. It has worked for the rest of DC.

I just don't understand how this ultimately won't still be considered gentrification as well.

Understand African Americans moved out in the late 60's and 70's also after the rioting/looting of 1968.

Aren't they low because of crime and poverty (and lack of services related to crime and poverty). Didn't black people also move out -- black flight?

They claim they have the solutions. Currently, i believe they want to defund police. Lets see how that works for them.

This is interesting news. Ward 4 was already very sheltered because of the Mayor. That and they have the huge Walter Reed campus which can absorb development. Still trying to figure out how Howard Medical did not land any of that land. They probably wanted to be closer downtown.

This is not true at all. They are building condos everywhere. A big reason why Ward 4 will soon majority white.
