This 3br 1.5 bath one just closed on Brandywine at 1.2

so I am wondering what this 3br 2.5 bath one will go for.

I am guessing higher than 1.2.... I think the one currently for sale actually has more potential.

OMG what happened here? Hoarder house? Dead body in the dining room?

Surely the real estate agent expects this to be a gut job or tear down. Why else would you include pictures where the cleaning chemicals haven't even been put away?

Is it the 4800 block of Brandywine or is it 4800 block of Butterworth where the front yards flood due to their being the site of the Murdock Mill creek?

I agree, the second one has the potential to be really nice. Maybe the first one too, by someone with more imagination than me. I’m surprised the first one went for $1.2, seems a bit high, but not shockingly so. I live a few blocks down.

I found myself holding my breath while looking through the pics, expecting a decay smell. The stain on the kitchen floor and what looks like black mold in bathroom sink, eek!

I guess the half curtains aren't even worth a mention...

This needs to be taken down to the studs. $1.15M.

Probably right. All the systems should be upgraded and finishes obviously need updating. But it is still a good bit more than just a lot.

Great deal for someone to renovate no permits and move in as primary.

Crazy low taxes.

But I better a flipper buys it, fully renovated and buyer wants all permits filed and taxes go up 5x

How do you get this done down to the studs with no permits? It seems like it would only work if you were a contractor your self or an extreme DIY type, but am I missing something?

Ballpark, what do you think needs to spent to bring either of these houses fully back (new systems, etc)? $400-500K after all of the unpleasant surprises behind the walls are found and fixed?
