Ballpark second ensuite

Before I call around, what am I looking at ballpark for a second en-suite bathroom above a pitched roof garage?
Nothing grand already have a Mai level floor owner suite.
In southern MD.

Our second en suite was a backyard addition in Fairfax for 170k. Modest bathroom but large bedroom and large walk-in closet with custom carpentry in both. 170k

We put another level on to add a master suite with walk-in closet, approximately 800ft. It cost $278K and that was in 2005. It was quality work and even today it does not show any wear and tear.

That's not much money to build an addition - it requires a foundation, walls, roof, plumbing, electrical, plus plans and permitting. It's just not realistic.

That's not much money to build an addition - it requires a foundation, walls, roof, plumbing, electrical, plus plans and permitting. It's just not realistic.

I know this is a hard pill to swallow but you don’t know everything. I paid what I paid. Maybe get yourself some therapy for the paranoia.
