Property tax appeals due April 1 — any tips?

Assessments in our neighborhood are completely outlandish. Any tips from people who’ve successfully appealed?

Do you have any unrepaired damage or dated kitchen/ living areas?

Housing prices are going down but somehow assessments are going up

Lagging data. If you have more recent comps use it in your appeal. But prices by and large aren’t falling.

I successfully appealed a few years ago. Here are tips-

- have comps on hand
- know the ins and outs of your houses specs and in comparison to other houses
- know what features your house doesn’t have that the houses with your current assessed value do have
- know history of renovations and lack of renovations
- know what grade your houses finishes are

Basically you need to prove with numbers and facts that the houses your house is currently assessed as comps with are larger, nicer and have more features (think garage, pool, extra bedrooms, den etc…) than your house. And that your house is more similar to houses that you’re trying to get your house assessed at. Have all this info in front of you so you can speak to it fluently in the moment. Think like a realtor/bank appraiser.

You’ll get a notice that says, TAX HOLIDAY 2023, ALL PROPERTY TAXES WAIVED!

And then at the bottom, in fine print:

“April Fool.”
