Initially listed for 1.1 million.
We toured but thought it was too overpriced and cannot get over the fact that the additional fifth bedroom doesn’t at all align with the rest of the house (see upper windows). Price has seen been cut twice. Now is sitting on the market at 995k, been about a month since last price drop, on the market since mid August. Ironically had the price been 995k when it was first listed, we may have considered it. Now, in November, I think house is still overpriced. | There’s nothing nice about it except maybe the screened porch but it looks like the deck might need replacing so I wouldn’t bet on the screened porch without a good inspection. The house looks flimsy and boring and there’s just nothing appealing here. |

2. Kitchen not updated at that price point 3. What is with the weird long bedroom? Not suitable for a primary bedroom, but, has a WIC and en suite, but, the lay out would be miserable. 4. With all of the above--an assertion that it went up about 450k in value from last point of sale is a stretch. |
I think this is it. This is being listed at prices they could have gotten with much lower interest rates. Who wants to pay that much to live all the way out there? |

| I may be the only one but I don’t think the price is overpriced, considering it is a single family house in the Wootton cluster. That said, this house specifically has a weird layout and there is nothing that really jumps out about it. I think you can find more appealing houses in the same cluster for a similar price. |

It is way over priced OP.
I don't live too far from here. That part of that neighborhood does have some big lots and the schools are good, but again for the price no. It really should be more like $799 max. |
| It's a boring dated house way outside the beltway that is a 10 minute drive to anything of use. Who wants to pay a million bucks for that? |
| I like the house, and it does seem like they have done some upgrades since buying in 2015 (like the solar panels, which I think are a huge plus). But really, $1 million is too much with interest rates where they are. I think some virtual staging could help, but at the end of the day, the price is just too high for this market. |
| I can't believe anyone would consider spending anywhere close to a million dollars on that house. It's flimsy looking, like it was built by a Ponderosa's architect on the side. |

| This house sold for $648k in 2015. Market is up like 35% since 2015. So $875,000 sounds reasonable to me. Even $900,000. $1.1 million was insane and this house is going to languish because the owners were trying to be greedy. |
| The weird long bedroom is an addition. You can see the different color of siding, and of course the off center window on the front. And if you look at the arial view of the other houses, they don't have that extra bedroom. It looks cheaply done, which is not a plus. Maybe they had a lot of kids? |
| I agree it isn't special (cookie cutter) and in a basic neighborhood....not a bad home but not worth close to a million in my opinion. |
