We purchased a new house this Spring. We got notice today that our home insurance conducted a random "drive-by" home inspection and determined that the roof needed to be repaired and or replaced with a deadline of next week....
The home is in an older historic area and when we did a pre-inspection, we were told the roof was "older" but still in decent shape. What are our options here? Financially we cannot pay for a new roof out of pocket this year. If we try to switch providers next cycle will this issue pop up again? Anyone BTDT? |

| Do you have UUSA? They did that to us. We ended up just getting the roof clean because they said they identified growth of some sort. It was power washed and worked fine after that and they approved. |

Our insurance company did this to us with an investment property we bought 15 months ago. It wasn’t just a drive-by, it was a full on colonoscopy. They then harassed us constantly with notices of impending cancellation while we were finding a contractor (our regular guy was booked solid for months) and then the contractor waited for the materials that were extremely hard to get in spring 2021. |
| I would at least ask for an extension to allow you to get multiple quotes, and also because most roofing companies are going to need longer than a week to start work even if you hire them today. |

Colonoscopy PP here, hit submit too soon. Since they said repair or replace, can you repair the issue? Or can you ask that they do a more detailed inspection to identify the exact issue that needs repair if you can’t replace? Don’t show them your entire home inspection report but perhaps you can send them a copy of just the roofing paragraph saying that it was fine?
We did buy a different investment property a few years ago that was built in 1990 and still had its original roof. We couldn’t find anyone to insure it so we made the seller replace it before we closed. |

OP here. There was a huge hail storm last month. Could this have triggered the random inspection too? |

| This happened to us. They sent us a report with pictures of branches they deemed too close to our roof, and told us we had to get them trimmed immediately, or we'd lose coverage. |
