Curious what location is more expensive - northern Arlington around Langston Blvd, Falls Church City, or McLean? I know different parts of these areas are different but I'm asking generally. Assume same house in either of those locations. Thanks! |
Falls Church City will always outprice all other areas. Most homes start at $1.8 million now. |

N.Arlington is most expensive, then Falls Church, then Mclean. Mclean may seem more expensive, but the houses and lots are bigger than they are in N. Arlington or Falls Church. N. Arlington = tiny lots, super high prices. You get a lot less for your money. |
^ This. Same house will cost more in North Arlington or Falls Church City, but average price is higher in McLean because the homes and lots are larger. And some houses that get built in McLean just don't exist in Arlington or Falls Church City because the lots aren't big enough. |
Falls Church City and North Arlington smaller homes are higher than McLean but the homes cap out at 2m in falls Church City and 2.5-3m in north Arlington. In McLean the home go up to 5m for infill |

Many houses in McLean are priced higher than $5M. One is for sale now for $39M, with more than a few well over $10M.

My DH's business partner made a huge deal out of buying in McLean, and they were very conscious of buying in the best area in terms of appearances.
Rightly or wrongly, I always think of McLean as the area to live in if you work in DC and aren't a Senator living in a Georgetown townhouse. |
OP here. Seems like Falls Church City is a good bargain relative to the other two locations. Are there downsides I'm not seeing besides distance to DC? |
You need to read the OP - “assume same house.” |
Downsides: Falls Church City is very small, the number of really nice houses in FCC isn’t that large, the number of really nice houses on the market in FCC at any particular time is even smaller, and some think the small school system - where your kids can end up in the same small cohort of kids from K through 12 - is stifling and leads to excessive familiarity. |
Apples to apples, northern Arlington is more expensive and has been for decades. I live in McLean (between Kirby, Old Dominion and Pimmit Run) and there are tons of people who moved here because they could not afford a comparable house in North Arlington. |

Most outright expensive houses are McLean. But there are like 100 of those out of thousands and mathematically n Arlington is the most expensive land home per square foot. |
