| 8028 Trevor Place, Vienna - 2400 sqft, 3 bed TH reduced from 850k to 830k. Any idea why? Is it something about the location that I'm missing? House itself seems fine - not the super greatest but not like you'd have to do incredibly expensive reno either. |

Oh please, this isn't about being far out, this townhome is right next to the beltway. But this is an area called Vienna, but not the nicer part, and definitely not in the Town. This is right off Gallows Rd and a lot of lower SES older townhomes and smaller office buildings are nearby. Also zoned for Freedom Hill Elementary, not one of the top elementary schools. |
It's jammed between a school and the beltway. I think there is a pretty limited pool of buyers who are eager to live with that level of noise.

What part of Vienna is considered “the town” and a nicer area than this? I’m in the very preliminary research stage not ready to buy for a while but am trying to drive around and get a look at various areas. Is everything off Gallows considered hectic - as that area seems very commercial to me? |

BS - this area is fine. It's not full of $2million Craftsmans on huge lots, but not everything is. I suppose if money was no object for everyone we'd all live in our dream homes. But this is real life. PP - you can Google the Town of Vienna, which is different from the Fairfax County part of Vienna, and has town taxes, its own police force, etc. I lived in this area for some time and would even GO WALKING and see lots of other people walking. My kid even has friends that live in the very TH community this TH is in. They are very nice people with jobs and hobbies. The mom even owns a Peloton, if you can imagine a Peloton being in such a home. The TH communities are generally pretty nice/upscale for townhomes. There are one are two older TH communities that aren't as modern, but they are well kept. Obviously, a TH in this area isn't going to check all the boxes for every buyer, but you're right around the corner from Tyson's and the Beltway and your kid's schools (elementary, middle, and HS) are all less than five minutes away. There are tons of kids and families in this area. |
Please explain what the "top elementary schools" are in Vienna and please explain exactly why. |

That is much closer to Dunn Loring and Tysons than Vienna. And it's not near anything - no metro station, no park. Just a massage place, the beltway, and a middle school.
All that being said, it's a pretty nice place and will eventually sell. |
| Interest rates just went up. And they're going to go up again. I'm guessing they want to hurry up and sell. But that would be my guess for any house, not just this house. |
