Houses going contingent instead of automatically pending

Inventory is still so-so, but I've been pleased to see some houses go contingent instead of straight to pending in Nova. Hopefully a sign that at least bidding wars are cooling off.

It's not always accurate. I put an offer on a house where I know the winning offer waived all contingencies and it was listed as contingent. I asked my agent about it and he said contingent v. pending is often not accurate.

Some go from contingent to sold. These things aren’t always accurate.

Not always accurate. Our offer with contingencies went straight to pending. Depends on how the agent updates it.

We were looking last year and this happened last summer too. Our offer had a 14 day financing contingency, I assume most of the others I saw like this were similar (i.e. it wasn't an inspection contingency).

It's not always accurate as others have said. We sold last summer with contingencies (financing/appraisal), and it it showed as pending on redfin. Same for when we bought a few years prior with all contingencies.

I would put zero credence in the distinction. There were multiple times we asked our realtor to check on a house and we were told it was in escrow or in one case sold, yet still sitting active on Redfin with no indication. There was another that had the most crowded open house we’d seen and then it disappeared from the MLS completely on the next business day. We weren’t making an offer on that one, so no idea what went down, but I’m sure the house changed hands.
