NO ONE wants that much forest. That's all. All the people who would want that much land (such as my husband) want a vista, to see their property, and they want to have amenities (pool, tennis, gardens), and they do not want to have to maintain woods. Trees need maintenance otherwise they grow every which way and fall on each other and surrounding buildings. They harbor too many deer and then you go into your garden and catch Lyme disease or other tick-borne diseases. My uncle is a forest manager and deal with these things. And since it would be VERY expensive to uproot half the trees... this is going to be a hard sell. |

Why wouldn’t a developer buy this, cut it into smaller parcels and sell it off/make a small development out of it with several homes? Can the land not be developed? |

One disadvantage is that you’ll get some park visitors since there are no public trails and no dedicated public parking area. You can put up “private property” signs but you’ll probably still get some visitors who park on your lot.
On the plus side, because there is no easily accessible public access to the park, the adjoining few hundred acres will seem like your own private backyard. |
