New house in vienna, next to the the most ridiculous strangest new build, does it hurt it's value?

So this house is on the market but it sits next to a really weird and ugly infamous vienna house.

Does it hurt it's value? What about the water tower? Should the price be dropped below other new builds?

On the bright side, when the production costs in Pimmit Hills get too high, this block can serve as the stand-in for PH during filming.

I wouldn't buy that new build but someone will and they'll pay over $1M.

How did they manage to get pictures of the new build without showing that other monstrosity or the water tower?

A few things to consider, and I live less than two miles away;

- Tapawingo is a fairly busy street - lots of cut-through traffic en route to Vienna Metro area

- The ghastly monstrosity with the red door is even worse than the picture. It is a rental and there are always tons of cars parked everywhere and the owner is always out beginning (and never completing) another project.

-I think several single men rent - so lots of coming and going and each has a car.

- The way tear downs are happening in this area, I hope that an established builder (Bukont, Staats) would attempt to buy out the owner of the "do-it-yurself manshun", tear it down and rebuild. I can only hope.

I don't think the white house with the red door will hurt its neighbors' values. It's been there a long time now, it is not unkempt, and someone (the owner?) is always out watering the flowers in the yard. You could do worse.

For me, the water tower is uglier (although a quiet neighbor) and the big detractor here is how busy Tapawingo is. Also, the new house is not particularly attractive IMO.

I don't think this will decrease the sales value of other homes in the neighborhood. I agree, this is the ugly duckling of the area (I remember wondering what they were doing when it was being built years ago). In general, there are really nice homes on Tapawingo- some are older and some new. If by chance the owners are seeing this- sorry for picking on your house, I hate that this board does this to people.

South Vienna is uneven and kinda sketchy still.. to expect 1M is pushing it (of course I have been wrong many times!).

There isn't anything sketchy about S. Vienna- go 1/4 mile down Tapawingo and you'll see some gorgeous custom homes. Most of the are has beautiful homes popping up. I wish I had the foresight to buy there years ago.
