$1 million is a starter home in NOVA. I don’t understand all these replies about a 90s kitchen and ugly. I mean, that’s what you get for “only” a million here. In fact, you usually get an 80s kitchen. It’s wrong but it’s the reality.

It's at the bottom of the hill. Villamay has great views and a great neighborhood feel, but all of that is a couple of blocks away from this house

it's 8/10 on the redfin listing. I looked at some other homes in that area of Alexandria along the river in that area didn't see others with that high of a rating. Something about that very specific location. There are a lot of homes in FFX county with yards that slope toward the house, about half of ones I've looked at have homes sloped to the house in some way, but most aren't also w/ the flood risk.

Park terrace has a lot of elevation over the Potomac, but has a steep drop down to river level. This house is on a street near the bottom. The houses higher up will have near 0 flood factors, the houses at the bottom will have high flood factors

Bland colors...nothing pops. Cultured marble? Pass. Old roof and dated exterior. Ugh. Cross hatch in the double front doors. Blah. Needs a bit of energy to it. Lose the green carpeting or faux grass in the laundry room. Too much beige.

Yet another post from someone completely unfamiliar with home listings in FFX county. I agree with the PP that it's slightly overpriced relative to comps that sold for closer to $1M (Even with all of the out of date stuff people are complaining about), and that the flood factor, no basement may be a reason why it's sitting.

But no, it's NOT the dated finishes, nobody cares about stuff that's dated in FFX county, buyers are fighting bloodbaths over dated properties with 80s cabinets and carpet in FFX county, so you can all stop with your complaints there.

That's a great neighborhood, but this house is at the bottom of it, in a less desirable area. Nothing really wrong with the house but nothing really great, either. To sell at that price it probably needed some better landscaping/bright pics/exceptional staging. And now it has the stink of sitting too long all over it.

It's the flood risk. Good luck getting insurance on that house in 20 years.

And this flood risk is not some opinion by looking at the slope of the yard or the elevation of the house. It is in FEMA designated Zone X.

Probably a combination of the flood risk and the less desirable school pyramid. ES is ranked 3 on Great Schools.
