Townhouses are available too.

What areas are best to live in, we want to be close to the beach and have a house similar to ours in Tenleytown (we are planning on selling) and my husband and I will both be remote so we do not have to worry about the commute. Also not sure about public v private schools, we would love good public schools at least until high school.

Santa Monica, Brentwood, or Westwood.

Santa Monica at the top of that list.

Santa Monica is rapidly becoming a gritty with the homeless. Human feces in front of your 6 million dollar home is suboptimal.

That is not happening. And homelessness has been huge in SM for a very long time. Where are you posting from, the Shenandoah mountains I suspect?

DP and long time Californian. It's true, Santa monica is a wasteland and much of so cal is the same.

Californian here. I'm laughing only because I know the DC and So Cal real estate market well. Do you have any idea what you are asking for will cost? You have to supply more financials to think you are serious.

LA is trash OP. It's more expensive than DC too. Sounds like an unplanned lateral move. Good luck with that.

Northern Californian here with a kid in college down there.

I think it’s cheaper than the Bay Area. You do need to think smaller and bring less stuff. The weather is so nice that you use your patio/outdoor space a lot.

LA is very car centric and I still don’t understand how there is crazy traffic at all times. Public transportation is nada so you’ll want to start by looking at your husband’s commute.

Manhattan beach, Santa Monica, Brentwood etc all are well spoken of by people we know. El segunda (spelling) is another one I’ve heard is nice though no idea personally.

I really like Huntington Beach but no idea how far from your husbands job that would be, it’s more Orange County than LA.

I live in a 1950s house in the Bay Area. It’s awesome and amazing! It was remodeled and expanded in the 90s and we’ve remodeled updated kitchen and bathrooms.

50s and 60s houses in CA are great. The new builds I’m not a fan of design wise but the quality is usually off.

They can LOOK great but mostly they're not insulated. So you spend $$$ heating them on cold nights and cooling them on those hot desert summer days. I know, I live in one.
