I’m surprised at the price for 1337 NC Ave. I get listing a little low to encourage a bidding war but that house has so much going for it: 4 beds, practically on Lincoln Park, zoned to Maury. Unless there’s something I can’t see, I think it’s really underpriced.


Bidding wars have been escalating to 100k-200k over so far this season. $1.25-$1.35m feels right to me given that it’s East of Lincoln park (which some feel strongly about like the crime fear mongering PP above). I don’t see this going for $1.5m for that location but I could be wrong.


I get making the listing price low to encourage bidding wars and find your way into more Redfin searches, but I find myself rolling my eyes a bit at some of these starting prices. I imagine thoughts of the seller/realtor underpricing don't really prevent anyone interested from bidding, though...

It took 1115 C St SE only a week to go pending, obviously above asking. Does anyone know contract price?

This is the kind of property I'm looking for but timing was off.

Two sub $1m homes hit within Historic yesterday:

1) 604 E St SE (2br, 1.5 BA listed at $800k) - In bounds for Brent but could really use a facelift. I assume this will go QUICK just based on location

2) 418 10th St SE (4br/2.5 BA across 2 units - $900k). I don't love this location - it's kind of busy - but this is priced right for a 3br house upstairs and short term rental downstairs

I don’t think the Hill really works this precisely. It’s highly variable based on the block, school, off-street parking, home layout, number of bathrooms, level of renovation…

Too low? Too high?? We are contemplating a possible move to a bigger house on Capitol Hill (currently in a 3/2.5 valued at approx 1.3 or so in the Brent district).

A NE is a lovely street and the 600 block in particular is delightful. I think this will go a little over for being turn key but wouldn’t imagine it’s 100k over. I wish the front here had a bit more curb appeal but the street is so sweet it makes up for it

I saw it today -overall impression was "meh." The photographs look much better than the place in person. Place feels/seems much smaller; lots of dated and old finishes. Would need a lot of updating/work (not at all turn key as it seems in photos). Basement apartment smells super musty. Not worth 1.6 million IMO!
