Capitol Hill State of the Market?

- 922 South Carolina SE, asking $1.6m for a 3br/1.5 BA (https://www.redfin.com/DC/Washington/922-S-Carolina-Ave-SE-20003/home/9905201) - just sold in Dec '22 and I significantly preferred the old bathroom vs the modern monstrosity they dropped in. I think $1.6m is optimistic for a 3br but we'll see, this is a great house (even if I'd personally want to un-do the redone bathroom)

- 405 4th St NE - 3 bed /2.5 bath asking $990k (https://www.redfin.com/DC/Washington/405-4th-St-NE-20002/home/9895325). Not my favorite block, but this is a cute house priced well and I think will go quickly right around ask

- 1137 N. North Carolina NE - 4 bed / 3.5 bath "coming soon" at $1.15m. 3 true bedrooms upstairs plus the finished basement, parking, yard, great light. I love this house. Think this will go quickly and over ask ($1.25 feels right given east of Lincoln Park?).

What is a good rule of thumb price / sq ft number for capitol hill?
Anonymous
Highly variable depending on location, condition, amenities (parking, outdoor space, basements, etc). On these three houses alone you're seeing $466-$914/sq foot.

Are you asking as a buyer or a seller? Best bet is just to find comps

Except these days for a seller, market mania is a good thing!

I’m surprised at the price for 1337 NC Ave. I get listing a little low to encourage a bidding war but that house has so much going for it: 4 beds, practically on Lincoln Park, zoned to Maury. Unless there’s something I can’t see, I think it’s really underpriced.

Bidding wars have been escalating to 100k-200k over so far this season. $1.25-$1.35m feels right to me given that it’s East of Lincoln park (which some feel strongly about like the crime fear mongering PP above). I don’t see this going for $1.5m for that location but I could be wrong.

Yes, somewhere around $1.4 seems right to me, so I agree it’s priced for a bit of bidding. Beautiful house and a great location!

PP here, it’s such a great house that that was my gut reaction too, but then I really couldn’t find the comps to support $1.4m on that side of the park. We will see!

This is a great property and location.

1115 C St SE is also a gem being a single family house sharing no walls.

Listing says they won't accept any offers after tomorrow, probably already have many offers in hand.

OP. Do it yourself and don't pay ANY commission. YOU WILL DO GREAT!

Some more to consider:

- 418 10th St. SE ($899k 4br)- price is right but the kitchen is atrocious
(https://www.redfin.com/DC/Washington/418-10th-St-SE-20003/home/143407236)

- 716 N. Carolina ave SE ($1.6m for 3br) - this is more $$ than most families will do for only two true bedrooms upstairs, but this is a great house in a fabulous location. I think the price is a good test case for the market as a whole this spring
