We are looking for a SFH with under an hour commute door to door DC. Nothing is available 850k - 1.1 M. Help?

Yeah, there's "no inventory" because pickings are slim. And it's because so many people aren't giving up their 2.75% mortgages. I want to sell and trade up but not at 7.6% interest rates.

Why not rent. Stock market is going up and rents are going down. You can make a killing for a year.

6.5% realistically at the moment for someone w/ over 20% down

The irony is that you can do a 5% down payment and get a very low rate (you get a better rate as banks consider this safer as you are required to have PMI), then recast. BUT, when you are fighting against a market of people with all cash offers or flush with money and significant down payments, a 5% down payment doesn't make you appealing to a seller.

There’s only “no inventory” for this budget if you limit yourself exclusively to neighborhoods where SFHs in this price range represent like 5% or less of the housing stock. The OP would have their pick of houses in the majority of neighborhoods within an hour of the city.

Not sure if troll, serious or just plain lazy. There are plenty of SFHs within an hour drive away to DC at that price range.

There are some in Arlington (plenty in s Arlington actually), quite a few available right now by Falls Church, by Bethesda, and in Rockville.

Just need to look...

It's called golden handcuffs, having several 100ks in equity but can't even get re-approved for the same house. I have these handcuffs and it's frustrating!
