There's what they KNOW, and there's what they have yet to discover. That kept us from looking at either SV or AU Park. Without the uncertainty I would expect the prices to be substantially higher. |
Why are you concerned about AU Park outside of the FUDS? I personally wouldn't buy in SV, but I have no concerns looking in AU Park. It is no different than other nearby neighborhoods in this respect, like, say, the Palisades, directly on the other side of the FUDS. AU Park wasn't owned by AU and not commissioned to the military, and it was developed residentially much earlier. Truly curious why you would avoid it? Or are you avoiding anything nearby? |
i would think anything that was on the surface of the soil 100 years ago is long gone at this point, due to rain, erosion, passage of time, etc. it's the stuff that's buried that is worrisome--since if it's been preserved in glass containers underground then it's still there are could be leaking out slowly, etc. |
Bottom line, don't buy in Spring Valley or parts of AU Park. Instead look at Chevy Chase, DC and Barnaby Woods. All the benefits (and more) with no munitions issue. |

What's crazy is that people still buy in those areas (Spring Valley and AU Park) even after all the info we have on the munitions.
You have to love those who shop for organic goods at Whole Foods, but buy their family home and raise their kids on a munitions dump. There are lots of other nice options without the risk, Chevy Chase, Barnaby Woods, Forest Hills, Cleveland Park, Kent, Wesley Heights, etc. |
Why to you keep trying to implicate AU Park, outside of the small area that was part of the FUDS? Most of AU Park is not former AU property and no more suspicious or risky than Wesley Heights, Kent, the Palisades, and other neighborhoods bordering the FUDS. I am as creeped out as anyone by the thought of living on the FUDS, but most of AU Park was not part of it. Look at the USACE map for the borders. |

Connecticut Avenue is not 24/7 traffic, it is actually a fabulous thoroughfare that opens additional lanes to accommodate rush hour. Not to mention that there are numerous alternative routes to the main thoroughfares, so you can avoid traffic if desired. All neighborhoods in NW have traffic issues on main thoroughfares and no neighborhood is immune. On the west side of NW you have Mass Ave, Foxhall, MacArthur, Loughborough, Nebraska, etc. No one is immune, but only Connecticut opens additional lanes. Not to mention that when you are in Chevy Chase, DC you are close to all shopping and no traffic - everything is in your neighborhood or an adjacent one. Other NW neighborhoods do not have this luxury - you have to drive several miles to get shopping done. |
