Even if I agree to do a live-in job, I'd still keep my own place.

If if the parent fires the nanny without at least 30 days notice (and no local family) where is she to go? A homeless shelter until she secures a new job?

You expect a nanny to take that kind of risk, AND you want to pay a discount rate? No. Just no.

Live-in nannies are paid a lower hourly rate but their overall compensation package is generally worth more, because the discount on pay is less than the value of the room & board & utilities. The following is based on national averages, so obviously DC will be higher:

"According to the 2012 INA Nanny Salary and Benefits Survey: The national average hourly rate for babysitting or short-term assignments is $16 per hour. The national average gross weekly salary for full-time live-out nannies is $705. The national average gross weekly salary for full-time live-in nannies is $652."
