No need for a nanny just yet, but want to plan ahead for when we do need one. If I hypothetically have a rental property in a local apt complex that goes for around $1800 a month, can we exchange that for childcare? We are trying to have a baby in next few years and keep hearing from friends that there is a shortage of spots in childcare centers so we may have to go the nanny route. I know people have live-in and au pair nannies.... but I’m wondering how a separate rental property would figure in? Not connected to our place, no where near, completely separate housing. What might one have to pay in exchange for nannying if we throw in housing (2 bed, 1 bath apt)?

No. No, you can't. You need to charge rent and give them a lease..

Protest your property with a lease. Even if you only charge the nanny $100/month.

If you aren't you will have to pay taxes as income. Also, anyone who is fool enough to accept such an open ended deal is a fool.

Yes, but it’s illegal and not a good idea for either party. For the nanny, she might not work out and then she loses her job and her home. For you, she could refuse to leave your apartment and trash it. It’s not like having a live-in nanny.

Just rent your property and use the proceeds to pay your nanny.

Unless you can figure out a way for your nanny to pay her bills without any income, that’s not going to work.

Legally, you can only deduct room and board ($130-135 a week) if a nanny requests to live with you. If you want her to live in you can’t charge.

Start renting out that unit now and save the money toward the wages you’ll pay to a nanny one day.
