What is your budget? You can find houses for 700-800 in the Churchill district. They'll just need some work.
For Wootton, if you stay further south or closer to Wootton you should be safe from rezoning. Wootton isn't projected to be over capacity and the areas sent to crown would most likely be a tiny portion that is over by Rio which doesn't even come up on the map or the StoneMill areas that split off to Cabin John.

OP, I'm assuming you are used to school rezoning every few years coming from HoCo since that is what they do. So, wherever you choose to live, just understand that it's not a guarantee that you will stay in the cluster you *thought* you'd be in.

Median sale price of $800K crowd won't be owning 5M vacation houses as claimed earlier.

I'm sorry but this is just dumb... I think tons of families at every school(even Gburg, Wheaton, Northwest, SV, etc.) go to the beach over the summer. Going on ski trips? Most people do. Get new cars? Every school in the county. This isn't just a churchill thing. Every surrounding school is like this, and it is not a big deal.
