3K sq feet and 6 bedrooms is three times as much as my family lives in.
And it's not on a main street. Also don't understand why you *wouldn't* want to live on a main street, though -- I much prefer a busy populated street near transit.
Who said the house was small?
3000 sf isn't small but it's certainly not "huge" either. It's pretty average sized for American UMC.

Can't wait to see the final price once it closes. I am guessing over ask given how fast that happened.
I'll do you one better: I want to see who was willing to shell out that kind of $ for that house. Yes, the place was what, three blocks to the Metro station. Beyond that, not sure I was seeing the appeal.
Large house with yard in walkable area very close to metro and IB for great elementary and middle school. Hard to find elsewhere in DC.
Yes. The best schools, Janney in particular.
Who the hell cares? These folks are definitely going private.
Plus, Janney and Deal are both super crowded. Not exactly what I would call "best"

How did they even find comps?

And AU Park is a tight community so everyone knows it too. I can't think of any other house that even comes close to it in price in AU Park.

The owner is probably some sort of partner, his wife is a SAHM. How frequently will they use the Metro?
IDK, but the amenities "metro" serves as a euphemism for: shopping, dining, etc., probably a whole lot, especially since it saves them on time, which they bill at, IDK, $600/ hour?
Which at Tenleytown means a nice selection of fast foodish places and mattress stores.

I will try to go see the 42nd St house tomorrow just to take a look.
I'll be there. Want to meet in the attic and make love?
I'll be the one wearing a "Richard Dawkins is sexy" t-shirt.
