There is no such thing as a "nice, normal" FIVE BEDROOM house minutes away from the nation's capital.

Cute little house but I could not justify paying over $900K for it, knowing what's available elsewhere in similar or better school districts.

PP. arlington agent here. I find that there are two types of buyers -- those who want new and shining or those who appreciate the merits of an old house. I sell both but always feel better with people who value older houses. I too hope that it is not torn down but left as is or expanded for another family to treasure for many years.

In Arlington basement bedrooms do count if there is an egress window of the required size or a door from the room to the exterior. In new homes it is very common to have a fifth bedroom in the basement with an egress window. In older homes many people are retrofitting basement bedrooms with egress windows. Arlimgton County now requires that people obtaining permits to finish a basement include an egress window

Let's be honest here. This isn't really a 5 bedroom house. In many states this would be sold as a 3 bedroom - basement bedrooms don't count. It's a 3 bedroom house with a finished basement.
