Virginia is a very caveat emptor jurisdiction when it comes to real estate. That said, run away from "mold remediation" companies who will try to completely fleece you. Fix the gutter, cut out the rotten drywall and replace. There is a cottage industry out there dedicated to making people panic about what is a pretty damn easy fix.
