Not trying to be mean but I did say the first 100K comes off in 3 months on page 5. The builder might have been able to pull this off in NW DC charging 1.6 but people who dont have an unlimited budget with advanced degrees arent spending 1.6 on what amounts to be a townhouse. Im guessing the builder is paying interest and taxes while the place sits, desperate for a contract. It may end up selling at 1.6 but I doubt there are many buyers at out there at that range. Its no lock at 1.4-1.5 either for a quick sale.
