Depends what time you drive and where you are going. I drive from Friendship heights to SW DC. If I leave at 6:30 in the morning I take Mass to Rock Creek Parkway, if there is at all traffic (meaning past 7:45/8 am) I drive across and take CT to Rock Creek as Mass is a Nightmare. DH goes to Georgetown after school drop-off, it takes him 20 minutes tops from Tenleytown to Georgetown at 8:30 in the morning.

Ward 4 in bound for Lafayette near intersection of Utah and Nebraska would fit the bill for more affordable (still 800s) and walk to bus to deal, wilson Lafayette etc.

Yes as you get that far north and east prices are lower. If you are within a 10 min walk to CT prices higher.

Barnaby woods and Hawthorne cheapest areas. Not walk able to anything, but pretty houses and your money goes far

^^^ Fact, houses closer to Friendship Hts. metro cost more per square foot. Then Tenley (per square foot), THEN the houses districted for Laff., Janney and Murch that aren't near metros (again, per square foot).

If I had to guess, I'd say the homes in Ward 4 that are districted for Laff. and close to Rock Creek Park cost the least per square foot. The (Murch) colonials in Wakefield and the (Janney) colonials closer to Mass Ave. are priced similarly to each other.

we (family of 4) bought a 3 bd house in CC, close to Lafayette and CT, less than one block from Bus stop, very good shape (all new windows, new roof, new appliances and so on, but bathrooms and kitchen need update (work great but simply are oldish and blah), unfinished basement. we have 1.5 bathrooms. decent yard (about 4500sf - I thought it was small until we started planting, mowing). kids walk to school, playground, overall great community. we can walk to Deal and Wilson (probably about 15-20 min.)we paid about $700k, but that was in 3 years ago. in your price range you should be able to find at least a 3bd and with more than 1.5 bath. I understand that the market has been quite lively this spring, with multiple offers on good homes. you proably need to be very quick and proactive. good luck

What an unhelpful post. How about useful info about the schools and house prices like the PP asked?

Try $700-800K to start for a small house or older fixer-upper. Bus proximity does not sound strange to NORMAL people who know what a Metrobus is. The Red Line is crowded and riding it is a drag, in my opinion. We were thrilled to discover (after the fact) that our new house had a bus stop a block away with a line that would take me 2 blocks from my office in about 20 minutes. Beats paying and extra several hundred per month for a car and insurance that you hardly need.

depends on how you judge the criteria you just spelled out. Is an eat-in-kitchen mean seperate dining room, or a kitchen dining area that has been opened up? can the 3rd bedroom be extremely small basically an office/den type room (as many of them are in these houses)? is a tiny patch of grass a yard? Most of the small houses on the smaller lots can fit that description, but from the way you worded it sounds like you're looking for a larger house. Bus proximity sounds strange, do you mean metro?

honestly, you should just go on redfin or any of the real estate sites and look at what's for sale/pending/just sold and that would give you a much better idea than asking for random advice...

Anyone have experience comparing Janney, Lafayette and Murch? We are looking to buy a house in the area. Chances are it will just come down to where we can get the best house for the money. For 3 bedrooms, eat in kitchen, yard and proximity to the bus what do you think I should be expecting to pay?

The parents weren't livid and had no reason to be upset. It was handled very professionally, as all things are at Janney. No reason to run off to private school.

The larger third grade is taught by two teachers. They were experienced 2nd grade teachers and they moved the teachers and their classes together to third grade (I think it is referred to as rolling up) in a significantly larger space. So these are experienced teachers that work well together and have had a year with their students already. This was not done without thought. I do not have a child in the class but I have a 2nd grader at Janney this year and thus am very interested in how this is going. I have a lot of confidence in the Principal.

That was Lafayette. I think PP is talking about Janney and how they're dealing with post-renovation overcrowding.
