I think price adjustment of 5-10% will take place.

Woodward to WJ gap will be far beigger.

Yes, especially given that WJ will no longer be overcrowded, which is the main issue with it right now. It will be on par with Whitman and Churchill.

That is an argument for WJ prices to go up, and not necessarily for Woodward prices to go way down.

WJ prices will go up and Woodward prices will probably stay the same for sometime.

With time with inflation WJ will go up. Stagnant price in Woodward would mean, prices will be going down adjusted for inflation. I don't see a crash but downward pressure for few years which will put house prices effectively lower in few years.

Woodward will be a vastly different school than WJ.

Downward pressure will be there for sure. No one will pay the same price for attending WJ and Woodward if other things are equal.

WJ was the most crowded place my kid ever was in (I'll add that he is not a concert goer). It is a great school! Removing the overcrowding will only improve the experience. Cannot wait for Woodward to open up. Crazy that it opening just to be a holding school for years. Only in MoCo.

What do you mean?

After years and years of overcrowding at WJ, like no one saw that coming, Woodward school "opened" but only as a holding school. Not as a school available to those who should be attending it, as a brand new school, in a more timely manner. Hope that helps.

There is so much angst over Woodward’s demographics that the fact that Einstein would be even smaller and poorer under this proposal largely gets overlooked.

Einstein has 15 portables. Making it smaller was one of the goals.

And, getting rid of them would be great but reductions will be made and not sure what given the courses are limited already. It’s fine for humanities but not stem.

Einstein currently offers more courses than many other MCPS high schools.

The math and science offerings at Einstein are relatively low compared with most other schools but I suspect that is because the DCC means a lot of the STEM kids go elsewhere. Under the regional model fewer kids will be able to leave Einstein. With the overall enrollment reduction I don't know what this will mean exactly for science and math but it is possible that they could stay the same or increase.

+1. There will be many changes happening from 2027-2031, and no one knows how a particular school's course offerings and staffing will shake out.

People are going to flee from Einstein without the DCC. It doesn’t have advanced classes, even for the arts and with a reduced student body, it will have less staff. They will have to cut classes but they already have the minimum and the admin isn’t invested in advanced classes. We plan to go private with our youngest as it’s cheaper and easier than moving. Or, maybe move or Howard.

Real estate is not just about school, but location, lot size, house inventory etc.

Having said that anyone thinking that 15% FARMS vs 35% FARMS makes very little difference in housing price is just delusional.

RM will have lower FARMS with fantactic Magnet program. It will be superior to Woodward Art school.
