1. McLean / Great Falls

3. Middleburg / Delaplane / The Plains / *waterfront houses in Mason Neck (must be waterfront)
4. Vienna/Del Ray/Rosemont/Belle Haven/FCC
5. Oakton / Fort Hunt
6. Fairfax Station / Clifton / Fairfax City / Reston / South Arlington
7. Burke / West Springfield / Lorton / Leesburg / By the water but not waterfront Mount Vernon
8. Ashburn / Chantilly / Centreville / Franconia-Kingstowne
Almost sh*t tier: Springfield/Sterling/Herndon/Annandale/Mount Vernon North of Richmond hwy/Groveton
Sh*t tier: Woodbridge / Dumfries / Manassas
How are the places in #3 even in the DMV? They’re not, except for maybe waterfront Mason Neck which is actually
Lorton.

On a different note, I would love to watch the SAHMs from all of these neighborhoods in a bracket-type take down.
Mantua?
Mantua really doesn’t register to anyone

Alexandria (outside of Old Town) is definitely not the higher than Burke. You are talking about the areas off Route 1 going south, right?

Who the hell would ever pick some Toll Brothers POS in some HOA in Burke over Del Ray?
NP. One reason is the public schools. Del Ray is ACPS, which is an educational disaster. Burke is FCPS, maybe not as great as 20 years ago, but at least the FCPS students will be physically safe.
I live in Arlington but everyone I know with kids that lives in Del Ray sends them to private school and are “private school” people who never considered trying public school. My old secretary lived in Burke and sounds like most people there do public school. So you’re basically comparing apples to oranges.
I actually live in Del Ray on a block with 21 kids. Two go to private (Catholic). That's it. Stop lying.
I’m not lying? I guess you don’t live on a nice block? The people I know who live in del Ray are either catholic and always planned on catholic school or knew they wanted to do private school from the beginning and could have purchased a home in Burke (or really anywhere else in NoVa) if they had wanted to try public school. I went to private school my whole life and there are really a lot of families out there who would never consider public school.

I don't think Annandale and Lorton belong in the same tier as Clifton.
I also think Springfield should be divided between Central Springfield, West Springfield, and North Springfield. It's a big area and West Springfield is much more like Burke.
Absolutely correct regarding Springfield. West Springfield is literally on the edge of both Fairfax Station and Burke and North Springfield is practically Annandale.
There are parts of Annandale that are on the edge of both Burke and West Springfield also. Big difference between the outside-the-Beltway portion of Annandale and the inside-the-Beltway portion.
Annandale is way underpriced in my opinion. Solid older homes on huge lots with mature trees. Great access to 495 and 395. Terrific food scene and grocers.

Tier 1:
1. McLean
2. Great Falls (esp Langley)
3. Old Town Alexandria
4. Arlington (esp North Arlington)
5. Vienna
6. Falls Church (city)
7. Oakton
Tier 1 homes cost slightly less as the bathrooms do not require exhaust fans.
I don't understand why you have Arlington in its entirety vs just signaling out OT of Alexandria. Arlington County is huge, and has plenty of sketch and ugly areas. Plenty. It should be North Arlington as 4.
I was waiting for someone to say this. South Arlington should be in Tier 4.
Why? South Arlington is very charming.
I live in North Arlington and tier 4 seems like a stretch. There are some very nice neighborhoods in south Arlington like aurora highlands. The schools are not terrible, it has plenty of retail, and a lot of walkability.
South Arlington is changing or has changed. It should probably be in tier 2. A sizable amount of tear downs are now being offered at 900k+. There are quite a few homes being offered at the 2M and above and many from 1M to 2M. That’s definitely above being mid.
