I don’t live in NoVa — I’m a city guy, so I couldn’t live in NoVA or MoCo given the choice. I’m very happy in DC.

That being said — I enjoy real estate and I try to see the world for what it is. The reality is SS, and MoCo broadly speaking, is on a bad trajectory. NoVa is far nicer, and more dynamic. MoCo doesn’t really have job centers, and the activity that brings such as young people and financial growth. NoVa has tysons, pentagon city, and clarendon — massive growth in all three. The closest thing MoCo has is Bethesda — a bedroom community with no jobs except for a few names such as Mariott, no young people or night life, etc.

Silver Spring is nothing like Bethesda. It is a mess — read this article:

You are arguing in bad faith. Silver Spring has far more crime than Arlington or Alexandria and the stats back it up. It is also, unlike Arlington or Alexandria, on a downward trajectory in terms of crime and general quality of life.

I’ve lived in this area for 40 years. Downtown Silver Spring was much nicer 15-20 years ago. It had slidden downhill as DC’s crime rates have ticked up. DC had 92 homicides in 2012 and carjackings weren’t nearly as prevalent as they are now. Last year DC had 274 (!!!) murders and almost 1,000 carjackings. Silver Spring is just up Georgia Avenue from some sketchy neighborhoods in NE. It is not rocket science that a lot of crime would spill over into MoCo. Additionally, criminals know that the DAs in MoCo are far more lax than the DAs in Northern VA.

Your arguments are in such bad faith that your accusation is insane. Arlington and Alexandria are just over the DC border, and criminals flock to those places. That's why you guys have daily crime reports that are pages and pages long, full of shootings, robberies, rapes, and assaults. You really need to educate yourself about Parisa, the DA in Arlington, who was just re-elected, as she does not believe in incarcerating most criminals -- and her views are very much in line with most people which is why she was re-elected.

As DC prices out their poor, the ones they failed to educate and raise properly, MOCO gets stuck with them due to being the only place where apartments cost under $2k for rent. The poor people from Montgomery county aren’t the issue, it’s the people from everywhere else

We live in Rockville in the Wootton cluster and our house has gone up nicely in value over the last 10 years. I don’t think Twinbrook has as much upward potential. Small, old housing stock and iffy schools.
