40F, and it all depends on motivation. If it's just sex, the field is open. But for an actual relationship, I would be very hesitant to go below 37-ish or above 55.

40M. If I were single, the range would be 22 - 34

45 male. Needs to have a BMI between 20 and 25. After that, age range is 23 to 38. No kids.

You would probably acknowledge that younger women date older men primarily for the reason of older men spending more money on them? In regions of the country where there is less income inequality and more affordable housing, huge age gap relationships are very uncommon. Only 1% of the population marries with an age gap of more than 10 years.
