We have a 3 bedroom 1940s crackerbox in Bethesda that we paid $1.5M for and are stretched so thin we can't afford college, but our kids attend bcc which is nearly as good and we couldn't be happier.

I'd argue it makes more sense to buy in the Wheaton cluster. The area zoned for Viera Mill ES is more likely than any Einstein ES to be rezoned for Woodward. Of course it's all a guessing game at this point.

We have a lovely Victorian in the Einstein zoned part of Kensington. Both our kids went to Einstein and were in the IB program so their classes were with other motivated kids. One of our kids is at an Ivy the other is at UC Berkeley. Point is this worked out great for us. This goes back to what an earlier poster wrote about this not being about simple averages based on demographic differences but real-world outcomes for individuals.
