I just saw it today—looks to be a pretty modest sized rambler, so hopefully it’ll be listed below $850K. On 14th btwn Kalmia and Locust. Not far from the school, but also just a 10-15 min walk to Metro.
It’s a closer walk than that. I live at Hemlock/Alaska and it is a 10-15 min walk for me. At 14th & Kalmia, you would have to walk really slow for it to take that long.

Hmm, I’m the immediate PP, and I’m black. I just don’t like the retail options and feel of Georgia, and all the grown men loitering—not for strolling with a young child, anyway. I get some from Ted’s Roti or Ethiopian once in a while, but I’ll be happy to see what new retail may come in the next few years. YMMV.

The neighborhood association is extremely active. Should anyone have problems the ANC is all over it. They have increased police presence because of car break ins. They didn’t like Harris Teeter’s proposed traffic pattern so they blocked it. I live off Alaska and would have no problems buying closer to GA because if there are issues, I would just get the older residents in on my battle.
I agree with much of this, but living near Georgia would still give me pause. I know at least two different families who live close to Georgia who've had troubling incidents in the past two years (daytime break-ins, etc.).
And many families in the neighborhood were in actually in favor of the Harris Teeter project, but I think those who live along Kalmia were much more vocal against the project. Oh well.
Yeah I’m super conflicted about it. I am desperate to get in the neighborhood for the School. But I just would feel unssafe in the 11th and Kalmia house for sale. The commercial parking behind the house is really problematic. And it’s around the corner from a liqour store. It’s too bad because we toured the house and it’s beautiful!! Only other drawback was bedroom in basement had a door that leads outside.
It’s now listed as a Hot home. Wonder if that’s partly from views here, or whether the Redfin algorithm predicts it will sell quickly for other reasons..
We drove by the home at night. It generally seemed pretty safe. Although there were homeless people sleeping on steps of a church around the corner. But I guess it depends on what you are used to.
