+1. North Arlington zip code 22207 will meet all your criteria. There are multiple new builds available now or soon in your price range. If you are in the part of north Arlington close to chain bridge he should have a 15-20 minute commute. Vienna is way too far. Easily 45 minutes to an hour. You have a good budget so no need to go that far. And I apologize for the rude posters above. Most of us here are actually pretty nice but there are a few people that act like buying a house with more than 2,000 square feet is the moral equivalent of killing baby seals. Ignore them!

This is probably right, though it sounds as if OP wants something a bit more leafy, hence the Vienna suggestion. I would prioritize looking at north Arlington, but would also consider the closer-in parts of McLean and Bethesda.

There is a lot OP seems to want and I'm guessing that figuring out which are most easily ignored, e.g. commute can be 45 minutes some time or house can be $2.5M, will increase the options a fair amount.

With that budget, I'd go with McLean over Arlington. You also pretty much know for sure in McLean your kids will go to Langley or McLean (or Marshall if they want IB). It seems like Arlington will be redistricting soon, but no one really knows who'll end up at Yorktown, W-L and Wakefield, plus they need to build another new high school but haven't got the plans in place yet to do that.

Not necessarily. There are more neighborhoods zoned for McLean and Yorktown close to Georgetown Hospital than neighborhoods zoned for Langley.

Even driving it is around 30 minutes -- 20 during off times

My husband has worked in Georgetown for 20 years. Most of the people in the office he runs Metro to Foggy Bottom and walk. He drives from Chevy Chase, MD.


They walk to the far western side of Georgetown (37th and O) from foggy bottom? That's 1.5 miles.


In Georgetown isn't the same as at Georgetown. Some posts specify location. This person didn't specify the university so may not need to walk to 37 and o. And the op has not specified where in Georgetown her DH works.


OP's first post said her spouse was working "at Georgetown." I took that to mean GU, but maybe I read too much into it. I couldn't really recommend taking the Metro from Bethesda to Metro Center, changing trains to get to Foggy Bottom, and then walking to the university from Foggy Bottom. Just driving would be easier.


OP here. DH will be working at the hospital in Georgetown. Prefer 30 min commute or less. I like the look and feel of Vienna. I like newer homes with nice curb appeal.

I think the commute between Vienna and Georgetown is longer than 30 minutes, particularly in rush hour.

NP here. Don't get your post. A lot of people live in neighborhoods near the CCT (brookmont, palisades, glen echo heights) and bike in to georgetown or beyond. what's cute?

Summer (90 degree days)
Spring (rain)
Winter (freezing, ice, snow)



I cycle in every day from Chevy Chase, except maybe 5 days a year when there is ice on the ground.

There is no such thing as bad whether to cycle, only bad equipment. If you are prepared then it is fine. Cycling is by far the most pleasant part of my day.
