If you get a roomate you can live in a lot of places. I had co-workers making less than that lived in Georgetown, Silver Spring, and Alexandria.

You can still find plenty of places for 700 or less in DC. I currently pay 650 with a metro stop less than two blocks away and its not even EOTR

I made $42k when I took my first job in DC in 2008. I was moving from out of state and found a room on Craigslist in Arlington for $400 a month. It was a rented house and there were two other guys staying there who payed around the same. I saved money (worked a part time job, too) and took time to research the area in and around DC. I moved after almost a year there. I'm still in the area, married, a kid, etc. and things are going well but the start was a bit rough.

There are lots of areas in and around DC where you can do the same. Consider looking for a roommate for a short (or long) period of time. It will be better if it is close to your job or the Metro where you can get to work easily. Good luck.

Right but many retirees have a lot of money but simply don't sell stock or collect dividends. So it's a little misleading. For example, my parents are worth millions but their HHI is only 70k some years.

Newlyweds with a HHI of 62K in 2012. Downtown silver spring in one bedroom 800sq ft apt. Shared it with the roaches coming out the walls. Then a job offer came through for me 8 months in. Broke the lease, and moved to Alexandria in Old Town. One bedroom, new building, no roaches!

10 years ago with that income we lived in a one bedroom in downtown Silver Spring. However the rents must have significantly increased since then.

Look for a basement apartment in NW. When I was making that salary I rented a nice 2bdrm basement apartment for my DD (9yo at time)and I. The owner actually preferred me and DD to roommates because he felt we would take care of the apt better. We stayed there for 4 years before able to purchase a house in DC. It's doable, you just have to sacrifice a bit.
