There are about 30 houses on the market in Great Falls/22066 with at least 4000 square feet priced for under $1.3 million.
WOW I never thought the day that pimmit hills would be on par w/ great falls prices, crazy stuff
It depends on what you mean by "on par." New construction of a house with at least 4000 square feet in Great Falls typically will go for at least $200K more than similar new construction in Pimmit Hills.
But, your comparison becomes more apt when you take older homes into consideration. For example, for the price of this new house in Pimmit Hills (https://www.redfin.com/VA/Falls-Church/1913-Hileman-Rd-22043/home/9473068), you could get this older home in Great Falls (https://www.redfin.com/VA/Great-Falls/9400-Brian-Jac-Ln-22066/home/9251971).
What about something like this
https://www.redfin.com/VA/Falls-Church/7331-Paxton-Rd-22043/home/102249090
That house is in PH. Not remotely comparable to the much more upscale McLean and Great Falls. If you can't afford McLean or Great Falls, Vienna is a better affordable option.
Agreed - unless the Pimmit Hills location works better for you re: commute. Many people work in Tysons, hence the appeal of Pimmit Hills.

No one can ask a real estate related question on this board without people chiming in with their snarky comments about how bad the community is- I have no idea why people put so much energy into doing this, does it make them feel better about where the live??
You must be new here. This is what people do to boost themselves up. Unless you have a $2 mil budget, most people around here have had to sacrifice on something and are paying a lot in the meantime. Snarking on other neighborhoods makes them feel better about their purchase. Pretty pathetic stuff.

Nailed it.
Some people can be really insecure about where they live. There are some doozies out there. Just hope you don't live next to one, and you will be just fine.
It's so weird. Like why do people care what others value in terms of commuting or space. I can see why someone might want to live in GF or why someone might want to live in Petworth or in Bethesda or in Brookland.
Anonymous wrote:Great Falls is a very nice area, but I think it's time has come and gone. It and Potomac MD are one of the few places you can live on 2+ acres in the DC area, but the commute is insane into Tysons. You will pay dearly for the trees and quiet of the area with a lot of windshield time.

I think the PH posters just want to point out that, for the cost of something (older) in GF or McLean, you can buy new in PH. Which you can, although it probably isn't going to appeal to someone who likes the idea of a big house on a big yard in GF.
Yeah, I don't think anyone is cross shopping Pimmit Hills and Great Falls/McLean.

Like the remoteness of GF, but loathe adding a soul-sucking commute. I can telework for at least two days per week, so I can tolerate some DC commuting drama, but DH considers a long commute a deal breaker.
I don't know about Bethesda, but if you live near Rt 7 in GF, you can take a bus fairly quickly to the Spring Hill metro station, or drive to the Weihle station. (Many folks in my neighborhood take the bus to the Spring Hill metro.)
Can you provide a link? I'd assume bus service near Great Falls is hit or miss (mostly miss) given how spread out it is.
Fairfax Connector Rt 574 goes down Route 7 towards Tysons beginning at Baron Cameron. If you live in the GF neighborhoods near Rt 7, you can take that bus to the Silver Line.
