When people talk about construction cost, it usually irefers to costs for site work and construction of the house itself. It doesn't typically include landscaping or exterior living.

It also does not involve the land purchase, which is separate.

Good builders in $1m budget are really hard to find these days. I'm saying this because I've many newly built selling for $2m,3m+ In McLean/Great Falls area. To be honest I wasn't impressed with the construction quality for almost all of them.
If you are seriously considering building, start from going to builders open houses and personally looking at their finish quality. If their finishing touch isn't even there, you can imagine the quality of work that you didn't see.

Obviously it depends on the size of the house you want to build. If you're looking at 5000-6000 sqft above grade, $1m won't get you high end at alll, not even close. You should get a finished basement with that budget though.

You were correct -- it's the budget for construction, and we are also looking for a lot with 850K budget.

Also, if you are going new, you won't want to buy next to an old house, FYI.

Ignore this poster. The close-in locations in Arlington, McLean and Falls Church all have a mix of older and newer homes and it usually works out fine.

Disagree. Also, where are you commuting to, OP? That would help us know what part and probably what builder. Perhaps you can find a neighborhood with more new homes than old, or perhaps you can find land next to other new houses. It would make a more enjoyable stay for you.

We are building with NDI and they are great to work with. They do some high end homes and I found their upgrade pricing both competitive and transparent.

Sorry...NDI and Classic do not do high end homes. Both on the low end side with shoppers who shof square footage.
