30% refund of their entire stay. They were inconvenienced in a major way. This is the cost of renting your place. You would not have had revenue without working a/c. You are coming out on top by already having a captive renter.

Give them minimum $500 refund.
They don’t want the free weekend because they won’t want to return to your place.

You shouldn’t be that tight on your Airbnb that you can’t take the hvac and loss of one rental.

A 50% refund is fair. They had to manage YOUR hvac repair during their vacation. It involved calling you, going without ac one night, having to manage your husband coming in to replace the window units which are not the same cooling effect, and then the hvac repair itself. You need to make this right and refund them for half their week.

This, it wasn’t just no ac but dealing with you, your husband, the portable ac and the ac replacement.

Op, I understand: your husband drove round trip and did his best to solve the problem. You expect your guests to understand. You and your DH tried hard, acted quickly and it was a great deal of effort. The drive was a huge inconvenience, exhausting and you want your efforts appreciated. But that's not how business works.

These are paying customers. These are not friends of yours who know you or care about you. Your decision to try to improve the situation by this exhausting drive to install window units was a poor decision, that was your answer to solve the problem but it wasn't -ever- going to be enough.

Wow OP, you seem to have zero understanding of what it means to be a good host.

It doesn't matter what effort you make if the problem is not resolved for the client. Do you get that? The end result is the only thing that counts. You are graded on achievement, not effort.

So you refund all the days with no central A/C. In full, because the client was not able to enjoy all the promised amenities of the listing.

Note that this is a lesson for future clients. Given the rigmarole you put this client through, they would be fully justified in giving you a bad review regardless of what you offer them now.

Lesson learned, hopefully.

And this, op, is exactly why you shouldn’t really care what the renters think is reasonable. They will leave a bad review regardless. Offer what you think is fair (refund the night without ac) and respond with your actions in the review. The renter is going to come off as crazy.


Except OP didn’t even want to do that. She only wanted to refund HALF of the first night.
