Yeah...yikes. The people saying singles or DINKs do not have a great read on what most of those want. They're not leaving Logan or wherever for this. It's not even super metro accessible.

It's overprice for the size of the property. I suspect your agent told you that. You were able to test the market. Pulling it off is a great idea. There aren't likely a lot of close comps for that house, plus the interior is for a specific person. This isn't a family home either, so the location will also dictate who the interested buyer will be. I'd consider staging it with a softer feel that demonstrates the versatility of the interior design, to widen the pool of buyers.
You are targeting specific buyers, not ALL the buyers. That's also important to remember.

It's listed by Hawkins Real Estate now, not MDS. And still on the market 5.5 weeks after list. Still the perfect house worth turning down over-list offers?

Interiors have dated dramatically since 2022. I love a nice contemporary design. But this isn't it. It's a harsh, dull and uncreative "modern" look with cheap looking tiles. And barn doors?! Pass.

There are only 2 bedrooms upstairs too. The other is too small, no closet, not technically a bedroom. Maybe you could keep a kid in there until age 3 or 4, but that’s it.

So basically it works for families with one child only. Anyone with that money and zero kids wants something much more walkable. Reno road is too busy.

The AI staging relocated the ceiling pot lights and removed an HVAC vent. I hate AI staging and this type (where they are not just adding fake furniture but actually manipulating items that are part of the house) should violate some sort of real estate regulations.

The house for a DINK couple in their 30s. It's sort of far from the metro, though I acknowledge it is walkable, it's still a walk. Van Ness has also become much less desirable since the previous sale.

Looks like it’s still sitting. Likely they are pricing it based on their emotions and not the reality of the market. It’s a SMALL home on a BUSY road. That’s not 1.3M

If they had walked away with a $400k profit (a guess based on how much they paid originally and what offers they may have gotten, plus transaction costs) and put it in the ny stock exchange composite on August 1, 2022, they would have $605,380 now.
