Hi - I’m the one posted this. I’m not from the sales team. I’m one of the new buyers, we have a deposit down. We were on the fence until we were actually able to walk through some of the homes they have under construction. It helped us get a better fee for scale of the rooms and the overall layout. We’re excited about it! We like the location and are optimistic that there will be lots of families with young kids around.
Ok whatever. I can’t imagine liking that location but I am glad it suits you well. I hope you looked around at all of the new builds throughout 20817 that are around the same price or cheaper without monstrous hoa fees and nearby highways.

What are they HOA fees? It is kind of nice that they have a pool on site. I wonder if the pool will solely be recreational or will have some of the benefits that a pool club might have- summer swim team, etc. I noticed in this area it is common to join a pool club but will this pool replace that need?

For any HOA/Condo, in the documents, the developer has to show a budget estimate, usually 10 years as to why the HOA fees are being estimated that way.
It's interesting, I've heard plenty of stories of condo/HOA fees for new construction ending up higher than the estimates after the developer is out of the picture, but never one where the fees end up lower.
